Learning Objectives

 

By the end of this module, students will be able to:

 

  • Identify and describe the structural systems used in commercial buildings, including foundations, framing, floor, wall, and roof structures.
  • Recognize common signs of structural failure, material deterioration, and improper modification.
  • Explain the function and construction of key structural components such as footings, columns, grade beams, joists, and shear walls.
  • Distinguish between structural and non-structural elements in commercial buildings.
  • Report visible structural deficiencies clearly, professionally, and within the limitations of a non-engineering inspection.
  • Recommend further evaluation when appropriate and avoid overstepping the inspector’s role.
